Selection criteria for renting accommodation
You have just found your accommodation and you are about to hand over your application file to the owner.
What supporting documents should he base his decision on to select your application?
The lessor is required to verify the reliability and solvency of any candidate tenant. To do this, in most cases it will require the following documents:
- your last three payslips (or certificate of family benefits or alimony);
- your last tax notice;
- your employment contract;
- rent receipts from your previous rental.
Then will also be added:
- your RIB;
- a photocopy of your identity document;
- proof of address ;
- rent receipts.
Concretely, these documents will allow the lessor to know your situation and to ensure that you will be able to pay your rent and your charges regularly. On this point, it is important to know that the lessor is prohibited from calling your employer directly to verify the accuracy of the documents provided or obtain other information about you.
If you are a student or looking for a job, the entire file must be put together by a guarantor, often a relative (for example, your parents), who will make a written commitment for you.
Finally, one last tip: bring all the documents constituting your application on the day you meet a donor for the first time, in order to save time in the selection process.

In fact, a lessor cannot freely determine the documents he wishes to obtain in order to retain his possible tenant. Indeed, the law requires it to respect several obligations.
Thus, it is forbidden to ask you for information relating to your origins, cultural or religious, your state of health, your political opinions, your mores, your sex etc. It is also up to you to remain discreet about your private life!
The lessor must make sure of only one thing, which is that you will be solvent; so be wise!
Then, in the event of empty housing outside public housing, he will have to ban a whole series of documents from the application files:
- identity photograph, with the exception of that of the proof of identity;
- social insurance card;
- copy of bank or postal account statement;
- certificate of proper maintenance of bank or postal account;
- certificate of absence of current credit;
- automatic debit authorization;
- divorce judgment, with the exception of the paragraph beginning with the statement: "For these reasons";
- certificate from the previous lessor indicating that you have paid your rents and charges;
- certificate from the employer as soon as the employment contract and the latest pay slips can be provided;
- wedding contract ;
- certificate of cohabitation;
- accommodation reservation check;
- medical file, except in the event of a request for suitable or specific accommodation;
- extract from the criminal record;
- delivery to a blocked account of goods, bills, securities or a sum of money corresponding to more than two months' rent in the absence of the security deposit or the subscription of the independent guarantee provided for in article 2321 of the Civil Code;
- more than two balance sheets for self-employed workers.
This long list of prohibitions provided by law is imperative and authorizes you to refuse to communicate the document in question without this being blamed on you.
